Why "Building to Code" in Japan Isn't Enough for True Comfort
In recent years, Japan has updated its housing energy standards, making basic energy efficiency mandatory for new residential builds and introducing higher insulation ratings (Insulation Grades 5, 6, and 7).
While this is a step forward, there is a critical fact every international buyer and developer should know: Japan’s legal baseline energy standards still lag significantly behind European and North American building codes.
If you look at the climate zone map beside this text, you will see how Japan is divided into different thermal regulation zones (from Zone 1 in cold Hokkaido to Zone 8 in subtropical Okinawa).
Our Location (Region 3 & 4): Northern Nagano—where Ecoplus is based—falls into Region 3 and 4. This means our region experiences severe sub-zero winter temperatures, heavy snowfall, and intense summer heat and humidity.
The Regulatory Flaw: Standard Japanese regulations treat these harsh mountain zones with relatively weak minimum requirements (Grade 4). A house built strictly to basic Japanese code in Region 3 will still suffer from freezing floors, cold drafts, high heating bills, and hidden wall condensation.
Mid-Level Performance: Even Japan's "highest" official standard options (Grade 6 or 7) often only match a mid-tier European home.
Paper Thickness vs. Real Airtightness: Official Japanese ratings focus heavily on insulation thickness on paper, but often ignore airtightness (C-value) and thermal bridging. Without proper sealing, warm air escapes instantly through joints and gaps.
Moisture Risk in Cold Zones: Standard Japanese builders heavily rely on low-density glass wool. In cold alpine climates like Nagano, indoor warm air hits cold outer walls, creating internal condensation that rots timber framing and causes mold.
